Quarter Share Ownership

Wilderness Resort is located in the City of Pequot Lakes just north of Nisswa. The resort is a 30 plus acre property located on Middle Cullen Lake with 2500 feet of lakeshore and is part of a three lake chain.

Wilderness currently has two first tier lakeside units (Unit 15 and Unit 18) available for quarter share ownership starting at $149,900 and one twinhome (Unit 2) available for quarter share ownership starting at $110,000. The introductory quarter share offering price includes:

First Tier Lakeside Units:

The purchase of a quarter share ownership interest entitles you to the exclusive use of your unit for 13 weeks a year, with the weeks rotating every year for four years when the rotation process begins again. When you or your friends or relatives are not using the unit, you may trade weeks with your quarter share partners or rent the unit through the resort rental management company and receive 65% of the rental proceeds. Association dues payable by quarter share owners are $200 per month and include payment of dues to the Wilderness Resort Villas master homeowner's association for resort maintenance, as well as funds for homeowners insurance on your unit, supplies for your unit, furniture and equipment replacement reserve, property taxes and management fee. Your utilities (gas, electric, sanitation) are not included in these dues and you will be billed separately for these items based on usage as well as housekeeping services you request or when you unit is rented.

Along with the deeded interest in the lakeside villa, you become an owner in one of Brainerd's finest new resorts . . . a 38 acre property with its private beach, boat marina, indoor pool and fitness center, a new lodge and much more, without the tedious responsibility of maintenance and repairs.

Purchasing a quarter share ownership interest in a lakeside home entitles you to use the entire home for a total of 13 weeks each year . . . at least 1 week every month. Your designated week begins on Friday night and extends to the following Friday at 11:00 a.m.

To enable each unit owner to enjoy all prime vacation weeks and holidays during their time of ownership, the 13 week package rotates each year for a total of 4 years. During this 4 year cycle, you will enjoy all of the major holidays and prime vacation weeks you choose to spend at Wilderness. You may stay the entire week or perhaps just the weekend. If you would like an extended two week stay, we will try to arrange for trade with other unit owners. If you are unable to use your home during one of your weeks, we will look for a renter at your request.
